Garage conversions

Making living space out of a garage

A garage conversion starts with what is already there. We look at the slab, walls, roof, access, and utilities before working through the layout. Those details help determine what can be reused and what needs to change.

Is this the right project for your property?

Homeowners considering a separate living space, an ADU, or another permitted use for an underused garage.

What affects the budget?

An existing roof and walls do not automatically mean a low-cost conversion. Slab upgrades, moisture protection, structural repairs, utility routes, insulation, and bathroom or kitchen installation can be significant. We review the existing condition before comparing the conversion with a new ADU.

What to bring to the first conversation

Start with photos of the interior, exterior, driveway, and electrical panel if safely accessible. Share the approximate garage dimensions and whether you want a separate dwelling or space connected to the home. An on-site assessment helps identify the next design questions.

Other options to consider

If preserving parking or the garage structure is important, a detached ADU or a home addition may be worth comparing. The right choice balances layout, access, disruption, and the total scope—not just existing floor area.

Comparing estimates

Check what the price includes.

A useful garage conversions comparison starts with the same scope. Use these questions when reviewing an estimate.

Garage conversions / Exploring options

Start with what you need.

You do not need finished plans to have a useful first conversation. A few details about the property and your goals will help.

  1. Have the property address and a few photos ready.
  2. Think about who will use the space and what matters most to them.
  3. Make a short list of questions about the layout, budget, or timing.
Property details to discuss
  • Whether the garage is attached or detached
  • Slab, wall, roof, and moisture conditions
  • Access to water, sewer, and electrical service
  • The intended living arrangement and required layout

City & county resources

Where to check ADU requirements.

Your property address determines where to check planning information. These agency resources are a useful starting point for ADUs and conversions.

Before you begin

Common questions.

Can an existing garage become an ADU?

Many garages can be converted, but feasibility depends on the structure, zoning, utilities, access, and local requirements. An on site review is the right first step.

Will the converted space need new utilities?

Most conversions require changes to electrical, plumbing, heating or cooling, ventilation, and life safety systems. The exact scope depends on the existing garage and intended use.

Do you handle the permit process?

We coordinate the drawings, permit process, construction, and inspections as part of the design build scope.

Is a garage conversion always cheaper than a new ADU?

No. Reusing a sound structure can reduce some work, but repairs, foundation changes, utilities, and access may offset that benefit. Compare written scopes for the actual property.

Can I start before I have drawings?

Yes. The consultation can help define the intended use and the information needed for design. It is not a substitute for approved plans or required inspections.
